Inspection Procedure

  Alpine Home Inspection reports are very detailed providing you with as much information as possible. 

1) Property Details

     We provide you with a photo of the home, building data, inspection data (Temperature at the time of inspection, etc..) Inspector information, and a reciept.

2) The Grounds

     Information about exterior of the homes, such as driveways, sidewalks, decks, patios, porches, balcony's, Steps, Fencing, retaining walls, & hose Bibs.

3) The Roof

     We check the visibility, the style, the covering, ventilation system, flashing material, skylights, & plumbing vents.

4) Chimney, Gutters, Siding, & Trim

     We look at the Chimneys, the gutters, downspouts, siding, window frames, window screens, storm shutters, Soffit & Fascia, and Caulking.

5) Exterior

     We will check exterior wall construction, exterior doors, electrical service, A/C Condenser, Heat Pumps, Garage and Garage systems & accessories.

6) The Kitchen

     We review the countertops, cabinets, plumbing, walls, ceiling, heat source, flooring, appliances, & electrical.

7) Laundry & Utility Rooms

     We look at the room components such as the sinks, cross connections, ventilation, electrical, present appliances, and Gas pipes.

8) Bathrooms

     The bathrooms are looked at for the sinks, toilet, drainage, water flow, moisture stains, windows & doors, outlets, heat sources, exhaust fan, shower, & Tub.

9) Bedrooms

     In the bedrooms, we look at the walls, ceilings, flooring, ceiling fans, heat sources, doors & windows, & electrical.

10) Main Rooms

     In the main rooms of the home, we check the walls, ceilings, flooring, ceiling fans, heat sources, windows, doors, and electrical.

11) Windows, fireplaces & the attic

     These are checked for, condition, hardware missing, safety glazing, security bars, inserts, hearth, mantles, smoke detectors, CO2 detectors, attic access, flooring, insulation, vent fans, ventilation, roof structure, chimney case, structural problems, vapor barriers & electrical.

12) The basement

     In the basement, we look at the stairs, hand railing, headway, under carriage, foundation walls, flooring, seismic bolts, drainage, joists, trusses, & sub flooring.

13) Plumbing

     In the plumbing system, we review, water entry piping, water lines, drain/waste/vent pipes, gas lines, well pump, sanitary pump, water heater(s), & water softener.

14) Heating System

     In the heating system we review fuel shutoff for building, energy source, heat exchangers, CO Test, distribution, flue piping, filters, operation, controls, and if applicable, boilers, radiant flooring, and any other special heating system.

15) Cooling System

     The cooling system is checked for its energy source, type of system, operational status, refrigerant lines, and connections.

16) Electrical

     The electrical system is checked for its main panel, main wires, branch wires, grounding, sub panels and sub panel wirings, and fixtures.

17) Summary

     After thorough review of the home we bring attention to any special items by using one of four categories.

  • Major Concerns
  • Potential Safety Hazards
  • Deferred Cost Items

     The thorough report provides you with all the information you need, in order to fully understand, the condition of your new home.
